No, but you’ll certainly need to talk to your home insurance provider to update your policy to cover renting your house out. We can recommend specialist companies who can do this for you.

There are lots of fantastic tax advantages in making your house available for holiday rentals. To start, you can claim 100% of your mortgage interest costs against your rental income.

Say your FHL (Furnished Holiday Let) generates £80,000 of income in a tax year and your mortgage interest comes to £20,000. You would only be taxed on £80,000 less £20,000 = £60,000.

There are further generous 100% capital allowances on purchases such as beds, TVs, carpets, hot tubs etc. You are also able to offset 100% of your running costs for cleaning, laundry, utilities etc.

To qualify as an FHL (Furnished Holiday Let) your property must be available for 210 days per year and let for at least 105 days.  Also, it cannot be let to the same person for more than 31 days.
